    Real estate is bought with borrowed money, and the machinery that supplies, prices, secures, and recovers that money is the subject of this book. Real estate finance is where law, mathematics, and institutions meet. A student who understands it can explain why a loan costs what it costs, who ultimately funds it, what document gives the lender the power to foreclose, and what happens when a borrower cannot pay. A student who does not understand it can recite loan names without grasping the system that gives them meaning.

    This book is written for the community college course in real estate finance that follows the introductory principles course and that prepares candidates for the finance portion of the California real estate examinations, including the broker examination, which probes finance more deeply than the salesperson examination does. The treatment is therefore quantitative as well as conceptual. The reader will calculate amortized payments, debt-to-income ratios, loan-to-value ratios, points, and yields, and will learn to read the disclosures and forms that govern a real loan.

    The organizing idea is that finance is a system, not a list. Money originates in the primary market, is standardized and resold in the secondary market, is secured by instruments enforced under state law, is constrained by federal regulation and fair-lending duties, is priced and underwritten by qualifying the borrower and the property, and is recovered through default and foreclosure when repayment fails. The chapters follow that flow. The early chapters build the environment: money, interest, the Federal Reserve, the markets, and the SAFE Act. The middle chapters develop instruments, regulation, ethics, and the loan process. The next chapters survey the loan products themselves, conventional, government, alternative, and seller financing, and then turn to qualifying the borrower and the property. A mathematics chapter consolidates the calculations, and a capstone traces a single financed transaction from application to funding and through the possibility of default.

    Each chapter follows a consistent pattern: learning objectives, narrative development, worked examples with the arithmetic shown step by step, key terms, review questions, a case study, and a ten-item quiz. The mathematics is not confined to one chapter; it is worked where it arises, so that a payment calculation appears alongside amortization and a ratio calculation appears alongside qualifying.

    A word on scope and currency. Real estate finance is unusually sensitive to changing numbers: interest rates move daily, conforming loan limits change annually, and program terms shift with policy. This book teaches the durable structure and the methods, and treats specific figures as illustrative. Where a number appears, verify the current value before relying on it.
